Rare opportunity to buy assisted living bungalow in Stratford-upon-Avon

A rare opportunity has arisen to buy an assisted living bungalow in a much sought-after location. The bungalow in the Tiddington area of Stratford-upon-Avon is one of the lots at the next Loveitts online auction on June 29.

The assisted living package available includes 24-hour support and cleaning facilities. The one-bedroomed terraced bungalow is just two miles from Stratford town centre.

With 83 years remaining on the lease, the property has front and rear gardens and a tempting guide price of between £100,000 and £120,000. Loveitts is expecting a high level of interest from those seeking the peace of mind assisted living offers in later life.

Research has revealed that availability of such homes is a stark problem. With approximately just 80,000 homes for senior living available in the UK, and a population of over 65s of 12.5 million, the numbers speak for themselves.

With competition high for assisted living accommodation, Loveitts has urged senior home buyers, in particular those looking for assisted living residences, to seek out perhaps more unconventional routes to market – namely property auctions.

Sally Smith, Loveitts director and auctioneer, said: “On average there are only around 4,000 retirement homes built each year, which is well short of what’s required given that by 2030, the number of over 65s in the UK is projected to total over 15 million. Those who move into care homes often experience a loss of autonomy and control.

“It is for this reason why assisted living opportunities are now few and far between as while occupants are still moving into alternative accommodation away from their family home, in which they are likely to have lived for many years, they still have the opportunity to retain what is most dear to them – their independence. The caveat to this is that waiting lists for appropriate accommodation can extend into the months, which inevitably will cause a significant amount of stress and uncertainty amongst senior home hunters looking to take their first steps into making the transition to an assisted living property.

“Whilst there is no ‘quick fix’ for jumping up the list, there are alternative routes to sourcing properties beyond mainstream methods whereby prospective buyers can get ahead of the curve. Auctions offer a fantastic opportunity to unearth hidden gems such as the Tiddington bungalow for which we expect there to be a strong level of interest.”

The online auction can be found here. It starts at 11am on Wednesday, June 29.
